Start with the approval
In Tamil Nadu, residential layouts should be approved by DTCP or the relevant local planning authority. Ask for the approval number and the approved layout copy, and check that your plot number appears on it.
Unapproved layouts can make it difficult to get a building permit, a bank loan or utility connections later.
Check the plot on the ground
Visit the site and match the boundary stones with the dimensions on the layout. Look at road width, drainage, and whether the plot sits lower than the road, which can cause water logging in the monsoon.
Verify title and dues
Have a lawyer review the parent documents and an encumbrance certificate covering at least 30 years. Confirm that property tax is paid up to date and that the patta is in the seller's name.
