Documents to Verify Before You Buy Land

Title deed, EC, patta and more: what each document tells you and why it matters.

Title and ownership

The sale deed and the chain of parent documents show how ownership passed to the current seller. Gaps or unregistered transfers in the chain are red flags worth resolving before you proceed.

Encumbrance certificate

An encumbrance certificate (EC) from the sub-registrar's office lists registered transactions on the property, including mortgages. Ask for an EC covering 30 years and make sure there are no outstanding loans.

Revenue records

In Tamil Nadu, patta and chitta records show the owner and classification of the land in government records. The names should match the seller and the land classification should suit your intended use.
